Buildings attached to hotel brands (called "branded residences," like a St. Regis condo where a five-star hotel also runs your building), are becoming the norm, and many of them start above $5M. Waterfront land in the city is almost gone. Right now, $2M buys you a foot in the door, not much more.

A quick note before we get into it: every price below is for a 3-bedroom unit specifically, because that's the size most customers are asking about right now: 3-bedrooms are the scarcest, and they're getting snapped up fastest. What's unique: Low-rise and quiet, closer to Coconut Grove than to Brickell's towers, and move-in ready now
Three-bedroom pricing: Around $2,55M for a 3-bedroom-plus-den, roughly 1,820 square feet
4. Okan Tower — Downtown Miami

Delivery: Q4 2027
70 floors, 163 condominium residences (the tower also includes a Hilton hotel and hotel-branded units)
What's unique: Hilton-branded residences with hotel service, already more than half built
Three-bedroom pricing: Starting around $2,52M for 1,700 to 2,190 square feet
5. The Cove Residences — Edgewater
Delivery: Q1 2028
40 floors, 134 residences
What's unique: Beach club access to a 4-star hotel near Miami Beach's Faena district, plus a 1-year yacht club membership for buyers who sign now
Three-bedroom pricing: 3-bedroom-plus-den starting around $2.3M (about $998/SF)
What this means for buyers and sellers
Buying pre-construction means you're buying a home before it's built, based on floor plans and renderings; 2200 Brickell is the one exception here, since it's already delivered. The real question isn't which building looks nicest, it's how you want to live: scarcity and wellness in Coral Gables, waterfront value in North Bay Village, a quiet residential feel in South Brickell, hotel service downtown, or boutique waterfront calm in Edgewater.

At this price point, 3-bedroom buyers actually have choices. And if you're selling in Coral Gables, Brickell, or Edgewater, these are the buildings you're competing against: worth knowing before you list.
